A First-Time Renter's Guide to East London

Moving to East London for the first time? We cover the best areas, what to budget, what to look out for during viewings, and how to make your application stand out.

East London has become one of the most sought-after rental destinations in the capital, offering a compelling mix of affordability (relative to inner London), excellent transport links, and a genuinely vibrant community feel. If you're renting for the first time, here's what you need to know before you start your search.

Choosing the right area

Forest Gate (E7) is our most popular area for first-time renters — it offers good value, a strong community, and excellent Elizabeth line connections to the City and West End. Manor Park (E12) is slightly quieter and a little more affordable, while Green Street (E13) is ideal if you want to be close to shops, restaurants, and a lively high street.

What to budget

As a rough guide, expect to pay £1,300–£1,500 per month for a one-bedroom flat and £1,550–£1,800 for a two-bedroom in E7. You'll typically need to provide one month's rent as a deposit (capped at five weeks' rent under the Tenant Fees Act) plus your first month's rent upfront. Budget for a referencing fee if applicable, though many agents — including us — do not charge tenants for referencing.

Making your application stand out

In a competitive market, being prepared makes all the difference. Have your documents ready before you start viewing: proof of ID, proof of address, three months' payslips or a letter from your employer, and a reference from a previous landlord if you have one. If you're self-employed, you'll need two years of accounts or an accountant's reference. Being able to move quickly — and demonstrating that clearly to the agent — can be the difference between securing a property and losing it to another applicant.
