Living in East London: A Neighbourhood Guide for 2026

We've been working in East London for over 20 years, and we've watched the area transform dramatically — while retaining the community character that makes it genuinely special. Here's our honest guide to the neighbourhoods we cover.

Forest Gate (E7)

Forest Gate has undergone a quiet but significant transformation over the past decade. The arrival of the Elizabeth line at Forest Gate station has made it one of the best-connected areas in East London, with 15-minute journeys to Liverpool Street and direct services to Heathrow. The high street has seen an influx of independent cafés, restaurants, and shops, and the area attracts a diverse mix of young professionals, families, and long-term residents. It remains excellent value compared to neighbouring Stratford.

Manor Park (E12)

Manor Park is a quieter, more residential area that appeals to families and those looking for more space for their money. Good primary schools, proximity to Wanstead Flats, and easy access to the A406 make it popular with families. Rental values are slightly lower than Forest Gate, making it one of the better-value areas in our patch.

Green Street (E13)

Green Street is one of East London's most vibrant high streets, with an extraordinary range of independent shops, restaurants, and markets. It's a genuinely multicultural area with a strong community feel. Transport links are good — Upton Park and Plaistow stations provide District and Hammersmith & City line connections — and rental values remain competitive.
